Blue Sky Private Real Estate – The Duke:

BCP Finance jointly arranged a non-recourse Construction Loan Facility for $37 million, with the newly established White & Partners Debt Management (“WPDM”), to assist ASX listed Blue Sky Private Real Estate fund its Duke Project located in Kangaroo Point, Brisbane.  WPDM is a first mortgage non-bank debt provider established in late 2016 by BCP Finance in partnership with White & Partners and Mulpha Australia Limited to provide debt funding for Australian property transactions.  WPDM provided a loan facility for circa 70% of development costs and at a loan to value ratio of 61%.  The Duke Project involves the development of a 15 storey, 125 apartment complex. The site is across the road from the Gabba Cricket Ground and features a rooftop pool and terrace over-looking the stadium and the Brisbane CBD.  The development is close to the CBD and is well serviced by the retail and restaurant precinct in Stanley Street.  Construction is well advanced on the Project with completion expected in October 2017.

EkkoPoint Properties – Quest Kelvin Grove:

BCP arranged a financing package to assist with the acquisition of land and the development of 96 apartments in Kelvin Grove, 2 kms east of Brisbane’s CBD.   The complex comprises 50 apartments leased to Quest Serviced Apartments on a long term lease, as well as 46 apartments known as “Cinque” sold to private owners and investors.  BCP arranged the Construction Finance package of $30.0 million, comprising a mix of Senior and Mezzanine Loan Facilities as well as the Term Loan Finance on completion.  BCP also facilitated the lease arrangements with Quest Serviced Apartments.  Construction was completed in July 2015.

Victorian Property Investment Group:

BCP arranged a term funding package of $38 million to assist in the financial restructure of a property investment asset comprising 6 levels of office accommodation and retail space on the ground level. The facility was arranged for an initial 3 year term and then extended for a further period to allow the client to structure an interest rate hedging strategy specific to the prevailing market conditions.
